Services / Studwork & dry lining

Studwork and dry lining

New walls and ceilings framed in metal or timber, boarded, then taped and jointed ready for paint.

Metal stud partitions framed out in a commercial unit, track and studs cut on the bench

Partitions and ceilings for houses and commercial units. The frame goes up first, then the insulation and the boards, then the joints are taped and filled ready for the decorator.

In a commercial unit it is usually metal stud framed up to the steel. Either way the work goes in three stages, and each one is checked before the next starts.

Three stages

Frame · Board · Tape

01Frame

The frame is set out and fixed square, in metal or timber depending on what the wall has to carry. Extra support goes in wherever something heavy will be hung.

02Board

Insulation goes in first, then the boards. Moisture-resistant board is used in bathrooms and sound-reducing board where it is wanted.

03Tape and joint

The joints are taped, filled and sanded until the wall is flat and ready for the decorator.

How it gets priced

Every job is quoted after seeing the room, with each wall priced as its own line and labour, materials and waste removal split out. The price is fixed once you have it, unless you change the job.

Common questions

How long does one wall take?

Usually two days for a single partition: frame and board on the first, tape and first fill on the second, then back once it has dried to sand and finish.

Do you plaster over it?

Taping and jointing is done in house, which is what most customers paint straight onto. If you want it skimmed, a plasterer is brought in and the plastering is included in the quoted price, so there is no need to find one separately.

Will it be dusty?

Sanding is the dusty part. Sheets down, doorway taped up, vacuum sander on the pole. It is not nothing, but it stays in the room it belongs to.

Is the quote free?

Yes. Quotes are free and fixed, and you get the price before any work starts rather than a bill that moves once the job is under way.
